In addition to those services that are already included in our standard fees (see FEES page) we offer the following services, to both our regular clients or as one-off solutions for everyone.

Advertising your Property

The charge to our management clients for this service is $79 + GST. This service includes: rental appraisal, taking suitable photos for advertising, advertising and marketing (including social media and Trademe listing).

If you prefer to manage your property yourself we are happy to assist you in promoting your property. We charge non-clients $129 + GST for advertising.

New Tenancy Fee

We charge a flat fee of $500 + GST to all owners for establishing a new tenancy. This service includes:

  • Showing your property

  • Streamlined application process

  • Thorough credit and background checks

  • Drawing up the new tenancy agreement, including all additional conditions that are often specific to each property

  • Comprehensive entry inspection/property condition report

  • Assessing insulation status, smoke alarms and other compliance matters

  • Property specific “Welcome Pack” that we provide with each new tenancy,

Comprehensive Tenant Screening

We carry out comprehensive screening, including: thorough credit & reference checking, tenant history (including any Tenancy Tribunal decisions), NZ/AUS passport verification, NZ driver's licence verification, and social media history. This screening is included in our New Tenancy Fee, however for people that want to do their own letting and just need an applicant screened, we charge $80.00 per applicant.

Careful Tenant Placement

Our letting service includes careful consideration of whether the applicant is a good fit, not only for the property but also for the neighbours! For example, we don't place a group of young tenants into a property that is surrounded by families or the elderly, and vice versa. We never rush our decisions on tenant placement as our focus is on matching the right tenant with the right property. This way we achieve long and happy tenancies, which means better returns to our clients. 

In-House Maintenance Service

We provide an in-house fully-insured property maintenance service for $45+GST for the first hour (or part thereof), and then $22.50 per half hour. Call our office or just give Paul a call on 021 450003

We have found that having an on-call handy-person allows us to improve outcomes for both our landlords and our tenants as we can act swiftly, with no job being considered too big or too small. Alternatively we can liaise with your preferred tradespeople.

Comprehensive Property Inspections with Photos

We offer 4 free routine inspections annually as part of our standard fees. Should any management client require any extra inspections we charge these at $60 + GST each.

If you are a private landlord that would like us to carry out routine inspections for you we charge these at $90 + GST. For preparing an initial property condition report (entry inspection) we charge $120 + GST.

Compliance Check

We offer all clients on-going checks that their property complies with all relevant legislation to protect against any breaches of Tenancy law.

Insulation Assessment

We organise these for all clients at no charge to ensure your property meets the new compulsory insulation standards for rentals.

Smoke Alarm Installation

$55 + GST per property, plus cost of alarms. All new smoke alarms must be long-life photo-electric, preferably tamper-proof (so batteries cannot be removed by tenants).

Rubbish Collection

We offer one-off collections of rubbish and green waste. This service is particularly useful at the end of a tenancy and is just another way we make our owner’s lives a bit easier. Pricing varies for this, however we always find the best price for you.

Tidy Ups/Cleaning Between Tenancies

We can arrange a fully-inclusive cleaning service at the end of tenancies.

House Washing/Water Blasting (Eco-friendly)

We offer this work at competitive prices. Please contact us for a quote.

Screening for Methamphetamine Contamination

This is best left to the specialists. In order for you to meet your obligations under the Residential Tenancies Act 1986 you must provide a safe, clean and healthy home. Additionally, regular testing may be a requirement of your landlord insurance cover. We recommend screening for methamphetamine manufacturing or use at beginning of each tenancy, otherwise at the end of each tenancy. We can arrange for a suitably qualified company to do this for you.

Tradesmen

No mark-up on invoices; we are happy to provide our recommended contractors or work with yours.

Improvements Report

To improve your rental return and ensure long-term happy tenants we are happy to supply a personalised report that lists a range of improvements and their likely value to your investment return at no charge.

Project Management for Major Renovations

If you are undertaking major improvements at your property, such as interior & exterior painting, bathroom and kitchen renovations, carpets & flooring, easy-care low-maintenance garden designs, decks and fencing we can project manage for you. We charge $55 + GST per hour for coordinating quotes, meeting contractors on-site, and searching out cost-effective solutions. NB an asbestos report may be necessary, depending on age of your property and work to be carried out.
