Our firsthand experience in investing and management means we treat every property like it’s our own - this means we keep a close eye on everything. This is why we limit the number of properties each manager can look after to just 60. This allows each manager to provide the highest level of care by giving them time to find the best tenants, do comprehensive inspections, maintain open communication with all parties, check rents daily, follow up with tradesmen, and ensure that the property meets all legislation to protect the owner from inadvertent breaches.

WE CARE ABOUT DETAILS

We work hard to avoid missing details so we can maintain positive relationships.


Our standard management fee is 8% + GST on unfurnished properties and 9% + GST for furnished properties.

What Our Property Management Fees Include:

  • Income collection and reporting

  • All client funds held in commercial Trust account

  • 24/7 online login to your owner account so you can view transactions, maintenance tasks and inspections

  • Rents paid to you weekly (or as preferred)

  • End of year financial report

  • Property maintenance - arranging & managing repairs, follow-ups before payment, obtaining quotes for larger jobs (NB does not include project management for renovations/major works)

  • Preventative maintenance reports - to stop small issues becoming big problems

  • Full inspections with photos - thorough inspections of your property, including an initial inspection with the new tenant, regular routine inspections (4 per year), and exit inspections when a tenancy ends

  • Regular rent reviews

  • Providing your tenants with a ‘Welcome Home’ pack that details what we expect from them, what they can expect from us, any property specific information (eg location of water meter, rubbish collection days, specific property instructions or quirks etc), tips on keeping their home warm and dry, approved emergency electrical & plumbing contact details etc

  • Resolving any disputes that may arise in a professional and timely manner

  • Regular newsletters and policy updates

  • Compliance checks and updates - we are always completely up-to-date with legislation so will ensure your rental is fully compliant with any new rules

COSTS AROUND ESTABLISHING A NEW TENANCY

MARKETING: The charge to our clients for advertising their property on Trademe and social media is $79 + GST and includes an up-to-date rental appraisal, taking suitable photos for advertising, and marketing activities.

ESTABLISHING A NEW TENANCY: Following the letting fees ban to tenants, we must now charge a New Tenancy Fee of $500 + GST to screen, identify, process and sign up suitable tenants. This fee includes: travel to and showing of your property, a streamlined and comprehensive application process, thorough tenant screening including full credit & reference checks plus background checks, preparation of tenancy agreement (including additional, often property-specific, conditions added to the agreement), charging and processing bond, insulation status assessment, and initial move-in inspection with photographs. ADDITIONAL SERVICES

In addition to those services that are already included in our standard fees we offer the following services, to both our regular clients or as one-off solutions for everyone.

Advertising your Property - Management Clients: $79 + GST/Casual Letting Clients: $129 + GST

This service includes: rental appraisal, taking suitable photos for advertising, advertising and marketing (including social media and Trademe listing).

New Tenancy Fee - Management Clients: $500 + GST/ Casual Letting Clients: $750 + GST

We charge a flat fee for establishing a new tenancy. This service includes:

  • Showing your property

  • Streamlined application process

  • Thorough credit and background checks

  • Drawing up the new tenancy agreement, including all additional conditions that are often specific to each property

  • Assessing insulation status, smoke alarms and other compliance matters

  • Comprehensive entry inspection/property condition report (Management Clients only)

  • Property specific “Welcome Pack” that we provide with each new tenancy (Management Clients only),

Comprehensive Tenant Screening

We carry out comprehensive screening, including: thorough credit & reference checking, tenant history (including any Tenancy Tribunal decisions), NZ/AUS passport verification, NZ driver's licence verification, and social media history. This screening is included in our New Tenancy Fee, however for people that want to do their own letting and just need an applicant screened, we charge $80.00 per applicant.

Careful Tenant Placement

Our letting service includes careful consideration of whether the applicant is a good fit, not only for the property but also for the neighbours! For example, we don't place a group of young tenants into a property that is surrounded by families or the elderly, and vice versa. We never rush our decisions on tenant placement as our focus is on matching the right tenant with the right property. This way we achieve long and happy tenancies, which means better returns to our clients. 

In-House Maintenance Service

We provide an in-house fully-insured property maintenance service for $45+GST for the first hour (or part thereof), and then $22.50 per half hour. Call our office or just give Paul a call on 021 450003

We have found that having an on-call handy-person allows us to improve outcomes for both our landlords and our tenants as we can act swiftly, with no job being considered too big or too small. Alternatively we can liaise with your preferred tradespeople.

Comprehensive Property Inspections with Photos

Management Clients: We offer 4 free routine inspections annually as part of our standard fees. Should any management client require extra inspections we charge these at $60 + GST each.

Self-managing Landlord: If you look after your own property but would like us to carry out routine inspections, we charge these at $90 + GST. For preparing an initial property condition report (entry inspection) we charge $120 + GST.

Compliance Check

We offer all clients on-going checks that their property complies with all relevant legislation to protect against any breaches of Tenancy law.

Healthy Homes Standards Assessment

We arrange for a full assessment to be carried out by an independent company. We recommend these for all new management clients to ensure that their property will be compliant with the Healthy Homes Standards within the required time-frames. The charge for the assessment, including a detailed report and quotes for any items that need to be remedied, is $150/$250 + GST (depending on age/size/condition of property).

Insulation Assessment

We organise these for all clients at no charge to ensure your property meets the new compulsory insulation standards for rentals.

Smoke Alarm Installation

$55 + GST per property, plus cost of alarms. All new smoke alarms must be long-life photo-electric, preferably tamper-proof (so batteries cannot be removed by tenants).

Rubbish Collection

We offer one-off collections of rubbish and green waste. This service is particularly useful at the end of a tenancy and is just another way we make our owner’s lives a bit easier. Pricing varies for this, however we always find the best price for you.

Tidy Ups/Cleaning Between Tenancies

We can arrange a fully-inclusive cleaning service at the end of tenancies.

House Washing/Water Blasting (Eco-friendly)

We offer this work at competitive prices. Please contact us for a quote.

Tradesmen

No mark-up on invoices; we are happy to provide our recommended contractors or work with yours.

Improvements Report

To improve your rental return and ensure long-term happy tenants we are happy to supply a personalised report that lists a range of improvements and their likely value to your investment return at no charge.

Project Management for Major Renovations

If you are undertaking major improvements at your property, such as interior & exterior painting, bathroom and kitchen renovations, carpets & flooring, easy-care low-maintenance garden designs, decks and fencing we can project manage for you. We charge $55 + GST per hour for coordinating quotes, meeting contractors on-site, and searching out cost-effective solutions. NB an asbestos report may be necessary, depending on age of your property and work to be carried out.
